What we do

L&T Services provides contract commercial cleaning to businesses and property managers across greater Adelaide. That covers the recurring work — the nightly office clean, the twice-weekly common area service, the daily clinic disinfection — as well as the periodic work that sits alongside it: carpet steam cleaning, hard floor maintenance, window cleaning and pressure washing.

We are deliberately a contract cleaning business rather than a general services company. The value in commercial cleaning comes from turning up consistently and knowing the site, and that only happens when the same trained people go back to the same buildings.

How we operate

Every site starts with a physical assessment and a written scope of works. Nothing is quoted off a floor plan or a phone call, because scopes built that way are the ones that fall apart in month three when it turns out nobody accounted for the second kitchen or the after-hours access.

Pricing is fixed monthly against that scope. Cleaning teams are assigned to sites rather than rotated. Quality is checked by a scheduled audit against the scope, photographed and signed, not by waiting for a complaint.

We work month to month. There is no lock-in term, and there is no exit fee. If the service isn't good enough, thirty days' notice ends it — which is a reasonable amount of pressure for a cleaning contractor to be under.

Compliance

We carry public liability cover and are registered with WorkCover SA. Every team member holds a current National Police Check, and staff attending childcare and school sites hold a Working With Children Check as required under South Australian law.

Safe Work Method Statements, Safety Data Sheets, certificates of currency and induction records are all available for your contractor management system — supplied at engagement rather than chased later.
