Why businesses switch to L&T Services
Almost every client we have came from another cleaning company. These are the things that were missing.
The five things we fix
- The same team, every visit. Your cleaners learn your site — where the keys live, which meeting room gets used, what your manager actually cares about. We don't rotate strangers through your building.
- A written scope of works. Every task, every frequency, agreed in writing before we start. If it's on the scope it gets done — and you can hold us to it.
- One person who answers the phone. A named account manager, not a call centre. Issues get acknowledged same day and fixed on the next scheduled clean or sooner.
- No lock-in contracts. Month to month, cancel with 30 days' notice. We'd rather earn the next month than trap you in a three-year term.
- Documented quality audits. Scheduled site inspections against your scope, with photos and a signed report. Handy at accreditation time, and it keeps us honest.
Before we ever start
- A scope of works listing every task and frequency, area by area
- A fixed monthly price with no hourly-rate variability
- Certificates of currency for public liability and workers compensation
- Safety Data Sheets for every chemical used on your site
- Safe Work Method Statements for the tasks that need them
- A named account manager with a direct number
From first call to first clean
Get in touch
Call or send the form. We'll ask a few quick questions about your site, hours and what's not working with your current arrangement.
Free site assessment
We come out at a time that suits, walk the site with you, and note the specifics — floor types, access, security, high-traffic problem spots.
Fixed written quote
A scope of works and a fixed monthly price, usually within 48 hours of the visit. No hourly-rate guesswork, no surprise line items.
We start
Inductions, keys and alarm codes sorted, team assigned and introduced. Your account manager checks in after week one and month one.
How we keep ourselves honest
Cleaning quality drifts. Every cleaning company knows it, and the good ones build a system to catch it.
Scheduled audits
Your account manager physically walks the site against your scope on a set frequency — monthly for most contracts, more often for medical and childcare.
Photographed reporting
Anything below standard is photographed and recorded, along with what was done about it. You get the signed report, not a verbal assurance.
Consistent crews
The biggest driver of quality is familiarity. Assigned teams stay on your site, and relief staff are inducted before they attend, never sent cold.
The paperwork side
Whatever your contractor management system needs, we can produce.
- Public liability insurance — certificate of currency provided on engagement and on renewal.
- WorkCover SA registration and current workers compensation cover for all staff.
- National Police Checks for every team member, with a register available on request.
- Working With Children Checks for all staff attending childcare and school sites, as required under South Australian law.
- Safe Work Method Statements for working at height, chemical handling, electrical equipment and confined or restricted areas.
- Safety Data Sheets for every chemical, held on your site and supplied to your system.
- Site induction completion before first attendance on any site that requires it.
How we work — answered
What exactly is a scope of works?
A written list of every task we'll do and how often — per area, not per building. It's what turns 'clean the office' into something you can actually hold a contractor to.
You get a copy before we start, and our quality audits are run directly against it. If a task is on the scope and it wasn't done, that's a defect we have to fix, not a matter of opinion.
What happens if we're not happy?
Tell your account manager. It's acknowledged the same business day and either rectified on a return visit or addressed on the next scheduled clean, depending on what it is.
Every issue is recorded in the audit history. That matters because it means recurring problems get spotted as a pattern, rather than each one being treated as a one-off.
Can we change our scope later?
Yes. Businesses change — you take another floor, you drop a shift, you add a room. We'll re-quote the variation in writing and adjust your monthly figure from the following cycle. There's no penalty for scaling up or down.
Who is our point of contact?
A named account manager who knows your site, not a general enquiries line. They do your quality audits, handle any issues, and are the person you call. If they're on leave you'll be told who's covering, in advance.
