Scoped by building. A 12-unit walk-up and a 90-apartment tower need very different frequencies, and paying for the wrong one is how strata budgets get wasted.

A typical residential building

Do you work with strata managers or directly with the committee?
Either. Plenty of our buildings are engaged through the strata manager, and plenty come directly from the committee. We're happy to report into whichever structure you already use, and to attend a committee meeting once a year if that's useful.
Can you handle bin presentation and return?
Yes, and we'd recommend including it. Bins are the number one source of common property complaints. We take them out the evening before collection and return them the same day, and the bin room gets washed down and deodorised on a set cycle.
What reporting do we get?
A dated audit against your written scope, with photographs, issued on the frequency you choose — usually monthly or quarterly. It gives the committee something concrete to reference and makes it obvious when a defect is a maintenance issue rather than a cleaning one.
Our levies are tight. Where can we save?
Usually by reducing frequency on low-traffic areas — upper-floor corridors, rarely-used stairwells — while holding the line on lobby, lift and bins. We'll walk the building and tell you specifically where a cut will and won't be noticed. We'd rather right-size the scope than lose the contract in a year over complaints.
